What is ADR?
Average Daily Rate: total room revenue divided by the number of room-nights actually sold. It measures how much you're charging on average, ignoring how full you are.
What is Occupancy?
The percentage of available room-nights that were actually sold, room-nights sold divided by room-nights available, over the same period.
What is RevPAR?
Revenue Per Available Room: total room revenue divided by room-nights available (not just sold). It's mathematically ADR × Occupancy, and it's the one number that captures both price and how full you are in a single figure.
What counts as a 'room-night'?
One room, one night. A 3-unit property open for 30 days has 90 available room-nights, regardless of how many were actually booked.
